Guide for tenants: before your tenancy
On Finding a Property
Accord will require a holding deposit from you on finding a property, to secure it for you. This will be the equivalent of one week’s rent. We will also take up references on you before your offer to take a tenancy can be formally accepted by the landlord. Accord charges a tenant application fee of £95 per applicant which must be paid before references can be commenced. This application fee is non refundable once the reference procedure has commenced. The process includes the following checks: Employers and Income/Affordability of Rent; Identity Authentication; Previous Landlord (if applicable); Credit/Adverse Data Check; Fraud Check; and Bank Validation. It may be necessary for you to have to supply a Guarantor, who will also need to go through similar referencing, if any of your reference replies are not satisfactory. Subject to all references being accepted as satisfactory, occupation of the property can start to take place subject to the signing of the tenancy agreement. Should you decide not to proceed with the tenancy, for example if you have a change of mind or your references prove to be unsatisfactory, you may have to forfeit all or part of your holding deposit.Prior to your Occupation
Gas, electricity, water, telephone and the local authority council tax office must all be informed (if applicable) of your intended move, as in most cases these bills will be your responsibility under the terms of the tenancy. It is possible that some utility companies may request a deposit from you if you are a new customer applying for a service for the first time.
