Letting Service (Introduction of Tenant)

- Conduct viewings

- Prepare and execute the Tenancy Agreement
- Arrange for an Independent Inventory and Schedule of Condition to be carried out (charge applies)
- Collect the first month’s rental in advance
- Collect the tenants’ security deposit and register it with Accord’s tenancy deposit scheme
- Advise the tenants of the procedures for registering with the appropriate utility companies
- Set up a standing order for future rental payments
- Arrange for the return of the deposit to the appropriate parties at the end of the tenancy
Full Management Service (in addition to the Letting Service)
- Check the tenants into the property
- Advise the utility companies of the new tenants’ details and meter readings
- Make arrangements for the collection of the rent
- Prepare monthly statements
- Chase late payments
- Arrange for any property maintenance and repairs as per your instructions
- Carry out quarterly property visits and report to you
- Liaising between landlord and tenant
- Supervise that the tenants comply with the Terms of the Tenancy Agreement
- Review rental values and renewal of tenancies
- Service of relevant Notice(s)
- Check the tenants out of the property at the end of the Tenancy
