Letting Service (Introduction of Tenant)

• Evaluation of the property
• Advice on legislation which must be adhered to and possible improvements to increase value
• Market the property
• Conduct viewings
• Obtain full references
• Prepare and execute the Tenancy Agreement
• Arrange for an Independent Inventory and Schedule of Condition to be carried out (charge applies)
• Collect the first month’s rental in advance
• Collect the tenants’ security deposit and register it with Accord’s tenancy deposit scheme
• Advise the tenants of the procedures for registering with the appropriate utility companies
• Set up a standing order for future rental payments
• Arrange for the return of the deposit to the appropriate parties at the end of the tenancy

Full Management Service (in addition to the Letting Service)

• Check the tenants into the property
• Advise the utility companies of the new tenants’ details and meter readings
• Make arrangements for the collection of the rent
• Prepare monthly statements
• Chase late payments
• Arrange for any property maintenance and repairs as per your instructions
• Carry out quarterly property visits and report to you
• Liaising between landlord and tenant
• Supervise that the tenants comply with the Terms of the Tenancy Agreement
• Review rental values and renewal of tenancies
• Service of relevant Notice(s)
• Check the tenants out of the property at the end of the Tenancy
